Truckee Residential Remodel
Located on 5 acres in Truckee, this addition transformed an eyesore into a gem. The existing residence had no functional entry and suffered from a lack of curb appeal. The addition added a functional airlock entry, an expanded living room, a full bath, much needed natural light, and an updated aesthetic. The remodel created a vastly more functional floor plan featuring a master suite with his and hers walk-in closets, a walk-in kitchen pantry, and family room. Even though the window area was more than doubled, energy bills were reduced through passive solar techniques, advanced framing methods, innovative insulation use, and high quality windows. Original Objective
To provide a functional entry, bring in natural light, improve the aesthetics of the house, and improve comfort and energy efficiency. Statement of purpose To utilize as much of the existing construction as possible to reduce costs and material usage and make common sense upgrades to maximize the home’s energy performance. |
Unique features
The remodel and addition feature advanced framing techniques such as insulated headers and an exterior foam insulation wrap that yield an R-26 wall with no thermal bridging. The addition of south-facing glazing provides a “sun tempered” heating boost in the winter, and properly designed overhangs keep the summer sun at bay.
Environment
This project was conscious of the environment in a number of different ways. All wood timbers that were removed from the house were re-used in this project or donated free of charge for use on other local projects. All smaller lumber that was removed was used to heat the home in a new high efficiency wood stove. No wood, windows, cabinets, or fixtures were taken to the landfill. All windows, cabinets, appliances, and fixtures were carefully dismantled and reused on this project or donated free of charge for use on other local projects. All new and most existing window headers were replaced with “Insulated headers” from TrusJoist which dramatically increase wall performance. The entire building envelope was wrapped with an R-5 rigid insulation that eliminates thermal bridging and air infiltration. BMP’s were installed on the site, even though at the time they were not required by the Town of Truckee. All light bulbs in the house are LED, and lights in closets, laundry room, and pantry are controlled by occupant sensors. Toilets are “dual flush” with a half flush of 0.8 gallons or a full flush of 1.6 gallons.
Efficiency
Cost efficiency was a huge consideration with this project. The owners are locals with a “real world” budget. The project met budget expectations by reusing as much material as possible, owners doing most of the work themselves, and with a design that married form and function so that costly and wasteful interior and exterior finishes were kept to a minimum.
